Building your own home in
Sint Maarten Saint Martin.

For sure building a home is not an easy task, anywhere,
especially if you are not going to be present,
however this is not an impossible task.
First of all you need to find the parcel
of land where you desired to build.
This parcel of land should be in a good residential community
where it is allowed to build and there are rules and
regulations in place as to preserve your investment.
For example on the Dutch side of Sint Maarten we can recommend:
Beacon Hill, Pelican Key, Almond Grove, Dawn Beach Estate, Oyster Pond.
On the French side of the island Saint Martin we recommend:
The French Lowlands, Home of La Samanna, Orient Bay, Grand Case, La Savanne, Oyster Pond.
Once you have completed the purchase of
the land with the help of your realtor SMI,
the next task is finding an architect.
Using an Archtect on island is very useful as they have the “ Know How”
however you one can use his own architect from home
that can work with the St Martin St Maarten architect.
You must build according to the building Parameter given
by the Residential community where you have purchase the land.
Once the Drawings are ready, the Architect will
submit them to the building department for approval.
The time frame for the building department
( Vromi Dutch side ) and ( Urbanism French side )
can vary, 3 – 6 months 12 months.
When the building permit is in process one can start choosing the materials, Roof, zinc or Clay Tiles, maybe concrete.
Floor, Kitchen, sanitary, fixtures etc.
The good news that SXM is a duty free island.
A lot of the material can be shipped directly from your home
USA or Canada or Europe without having to pay duty.
Construction can start Once the building permit has been approved.
At this Stage you can ship your materials but also you can purchase on island, there are options.
If you are not going to be around, we recommend that you let your St Maarten St Martin
architect overseas the construction, this will cost you a little more but it is worthy it.
Typically it will take you from the beginning of construction to
the end about 12 to 18 months, depends on the size of the house.
