St Maarten St Martin has a lot of beautiful real estate sites. In this article we are going to list some of the best sites and give you an idea of their features. Of course in St Maarten St Martin there is a French side and a Dutch side. So one has to decide on which side you are rather be. But in any case the island is so small it does not matter. ( 37 square Miles or about 90 square Km ). You can go from one side to the other without having to cross any border control other than a welcome sign.

Terres Basses – Lowlands – French Saint Martin F.W. I.
No doubt N 1 location, Terres Basses / Lowlands is the most exclusive and private gated community on the island. This is a large peninsula with 323 Plots of land, the majority have a size of 2,5 acres. This area is particularly special because of the low density of constructions, this is due to the restrictions, each plot only 10% allowed. This percentage can be in 1 building or divided in 2 approximately 70% and 30% 1 level. Because of this restriction there is a lot of privacy. In the French Lowlands, also known as Terres Basses, there are 3 major beaches, Baie Rouge, Baie Longue and Plum Bay. There are some well known owners in this gated community, like president Trump, Nextel, Aldo and more. Prices in this community range between $ 1 M and $ 20 M USD depends on the property, some on the beach, some on the cliff or hillside.

Most popular location amongst tourists, this gated community is located behind the beach of Orient, known for the beach restaurants, Watersport, clothing optional beach.

Pelican Key – Dutch Sint Maarten
Residential community with approximately 120 plots, overlooking west. This is one of the oldest residential community on the Dutch side of St Maarten the plots are 1/4 acre ( 1000 M2 approximately) it is possible to build a free standing house/villa typically 3000 square feet – this is great location as it offers views over the Caribbean Sunset. All villas / Houses and townhouses here are well kept and manicured. Pelican Key is one of the best residential community on the Dutch side of the island St Maarten, for sure a good buy. This residential community is located on the Atlantic side of the island of St Maarten, therefore nice and breeze most of the time. Closest beach is Dawn Beach home of the Westin Hotel , well known hotel on the island and Oyster Bay Beach Resort Hotel and Condos.

Great condo gated community in the earth of Sint Maarten, Dutch side of the island, for boat lovers. There is a Marina for medium size Sail boats and motor Yachts with a gas station.
The residence has 3 pools, 2 Tennis courts, a shopping area with Restaurants of all kinds, shops, Drug Stores, Real Estate offices, like ours for example, St Maarten Investment located right across from Zee Best, very well known breakfast place. Most people staying the region they come to have breakfast here.
Also we have Jimbo right next door, also very well known place, from the old days, who does not know Jimbo lolo… used to be in Grand Case. Top Carrot very well known healthy food restaurant. There are dental clinics, General doctors. Supermarket just across the street, Market Garden, great food.
- Cupecoy – Dutch St . Maarten
Cupecoy, known location for its beautiful beach, Golf Course of Mullet Bay – the one and only on the island. Mullet Bay beach is adjacent to Cupecoy Beach, used to be one long beach long time ago. Home of the American Medical University of the Caribbean, Jordan Village, fairly new project, modern with a few towers and several buildings of 4/5 stories with 1 Bedroom condos of about 40 M2 ( 400 sq ft) Also in this area is Cote D’Azur complex, a little older but well maintained complex with Studios and 1 Br. Arbor Estate is great townhouses complex with common pool nice tropical garden, very charming. Not far is Rainbow Beach Club, with direct access to Cupecoy Beach. Located near the border with French saint Martin and Dutch Sint Maarten right across from Cupecoy Beach. This is one of the newest resorts. Looks like a village in Italy with its piazza, Restaurants, Marina, Shops, food Market, Gym. This complex offers Private covered garage, Tropical garden, great location close to the American School of Medicine, Cupecoy Beach, Juliana International Airport, Maho beach.
